Essential Functions And Responsibilities
- Analyze, prepare, review, maintain, and/or process complex lease and license agreements, contracts, records, underground gas storage agreements, transportation service agreements including capacity release agreements, rights-of-way and easements, fee properties, and related legal documents as applicable to the position
- Utilizing discretion and judgment research and interpret legal documents to ensure compliance with contract terms and state and federal regulations. Ensure compliance with all applicable regulations, company standards, tariffs, policies, and procedures including meeting insurance requirements to satisfy company risk management matrix
- Review, process, and pay monthly obligations for industrial leases and underground gas storage agreements as applicable to the position
- Negotiate contract terms and provisions as required
- Maintain computer database and imaging systems, as well as, hard files for right-of-way agreements, easements, fee properties, industrial leases, service agreements, and gas storage lease agreements. Utilizing independent decision making to recommend and approve system improvements as needed
- Provide information, guidance, and assistance to landowners, producers, customers, attorneys, governmental; agencies, title and abstract companies, vice presidents, surveyors, drafters, and field and operations personnel, company and contract personnel relative to rights, ownerships, and lease payments
- Compile and analyze ad hoc reports to management, attorneys, and other company personnel
- Prepare and maintain all approvals, waivers, contractor information including certificates of insurance and pre-qualification documents, easements, leases, permits, right-of-way agreements, and other legal documents
- Provide daily leadership to Contract Administrators in work group including work assignments and review of work output
- Provide training and guidance to employees on database and imaging systems
- Formal education to include a combination of courses such as math, accounting, lease records, real estate principles and practices, division orders, or right-of-way
- Experience and thorough knowledge of working with contracts and lease agreements, property/land records, legal descriptions, real estate definitions, industry and governmental regulations, and plats
- Experience in use and function of tools and equipment applicable to position including computers, land records database and imaging systems, and spreadsheet and word processing software
- Experience reading and interpreting legal descriptions and documents, contracts, leases, division orders, industry and governmental regulations, forms, manuals, publications, and correspondence
- Experience conducting internal and/or external research and preparing contracts, releases, records, payments, legal descriptions, land/property records, reports, and correspondence
- Experience interacting, negotiating, and communicating effectively
- Knowledge and experience of recording requirements of legal documents
- Knowledge of: assigned assets, leases, underground gas storage lease agreements, right-of-way agreements, contracts, and fee properties
- Knowledge of: real estate law
- Knowledge of: business communications
- Knowledge of: gas contract law
- Knowledge of: of applicable FERC and state regulations applicable to gas transportation agreements and capacity release agreements as applicable to the position
- Knowledge of: records maintenance
- Ability to: apply basic math and algebraic formulas used in calculations pertaining to land records and interest ownership and various spreadsheet applications
- Ability to: communicate and/or exchange information or instructions
