Position Overview

The Leasing Consultant will be a dynamic and essential member of the onsite team, directly responsible for driving occupancy and cultivating a thriving resident community across our conventional multifamily properties within the Vidalta Residential portfolio. This role requires a highly engaging and results-oriented individual with a passion for connecting people with their ideal homes and ensuring a seamless leasing experience. The Leasing Consultant will be the primary point of contact for prospective residents, working collaboratively with the Assistant Community Manager, Maintenance team, and other onsite staff to achieve leasing goals and maintain our high standards of service.

The ideal candidate will possess a comprehensive understanding of the entire leasing lifecycle, exceptional sales and customer service skills, and meticulous attention to detail in all application and lease administration. They'll be proficient in property management software and adept at leveraging marketing tools to attract prospects. A proactive problem-solver and engaging communicator, this individual will significantly contribute to the community's occupancy, resident satisfaction, and overall reputation.

Key Responsibilities

  • Enthusiastically greet and qualify prospective residents, expertly guiding them through the entire leasing process from initial tour to successful move-in
  • Aggressively pursue occupancy targets by showcasing available units and ensuring a seamless, positive "move-in experience" for all new residents.
  • Maintain thorough, up-to-date knowledge of current rental rates, property features, and amenities, alongside deep insights into competitor offerings and local market
  • Actively utilize and develop creative marketing and social media strategies to increase property traffic and engagement. This includes maintaining accurate website and marketing materials and conducting consistent outreach marketing.
  • Oversee the complete leasing process, from tour and follow-up to closing the sale, meticulously preparing and inspecting units for showing, and ensuring all lease documents are accurately completed, signed, and recorded in the software system on a timely basis.
  • Proactively encourage and distribute lease renewals, skillfully negotiating terms to minimize vacancy.
  • Participate in planned resident activities to maximize satisfaction and foster positive relationships, ensuring timely communication and follow-up for all resident concerns and service requests.
  • Consistently represent the company in a professional manner, demonstrating a thorough knowledge of lease terms, specifications, and all community policies, while adhering strictly to Fair Housing requirements and Vidalta procedures.
  • Immediately record all telephone and in-person visits on appropriate reports, diligently managing guest cards and prospect databases according to established procedures. Ensure overall organization and cleanliness of work areas and office areas.
  • Responsible for delivering results in the major Key Performance Indicators (KPI): Diligently lead team to exceed the following Key Performance Indicators:
  • Consistently maintain a physical occupancy 92.5% or higher
  • Effectively guide property tours to encourage application submissions of 25% or higher
  • Consistently follow up with leads and prospects to nurture interest of 85% or higher
  • Excel in mystery shop evaluations, demonstrating exceptional leasing practices with a score of 85% or higher
  • Achieving resident satisfaction scores of 4.0/5.0 or higher in quarterly surveys

Requirements

Experience and Education Requirements:

  • High School diploma or equivalent.
  • 2+ years dynamic experience in sales, retail, hospitality, and/or customer service, building rapport and delivering exceptional experiences. Leasing/property management experience is a plus.
  • Bilingual (English and Spanish) a plus.
  • Able to thrive in a fast-paced environment, manage multiple projects and tasks, and maintain composure under pressure
  • Demonstrated ability to consistently meet and exceed aggressive leasing goals in a lease-up environment.
  • Comfortable with daily exposure to varying outdoor environments (e.g., heat, cold, damp, rain) when conducting property tours, showcasing our communities in all conditions.
  • Must be available and willing to work weekends as required.
